When you put a property on the market, we can prepare your Section 32 Vendor Statement and Contract of Sale of Real Estate. The Section 32 contains information required by law to give to the buyer before they sign the contract, and it must be accurate, or else the contract may not be enforceable. The contract contains all the terms and conditions of the sale and should be tailored to your situation. Once signed copies are exchanged with the buyer, it becomes legally binding.

Fast turnaround time: As time is of the essence in property transactions, we will make it our priority to prepare the Contract and Section 32 quickly. Depending on the authority, it can take between 1-10 business days to order the relevant statutory information, so please involve us as soon as possible.
Negotiating with buyers: There may be many parties interested in buying your property and we will negotiate the legal terms with each of them as part of our service. We will work together with your real estate agent to achieve the best outcome for you.
Expert legal advice: As an experienced lawyer and not just a conveyancer, we can advise you on property law at no additional cost. You can be assured of our high quality services.
Flat fee: We charge a flat fee of $1490 (incl GST) plus disbursements for established residential properties. Disbursements are simply external costs that we pass on directly to you (e.g. title searches and rates certificates). They average approx $200 for a house and $400 for a unit/apartment with one Owners Corporation. Please contact us for a quote.
No fees due upfront: Our fees and disbursements are generally not payable until settlement.
Availability: We are available for online consultation, including after hours by appointment. All of our work can be done by phone or email. We do not charge per minute and pride ourselves on being approachable, so please do not hesitate to call or email us if you have any questions.
How do I begin?
When you decide to sell your property, email us so that we can send you some more information about costs and the conveyancing process. If you’re happy to proceed, we’ll ask you some questions about the property and order the necessary certificates. Based on your answers, we will then prepare the Contract and Section 32 ASAP. Easy!
